The Urban Impact of Commercial Investment Shopping Center as a Case Study

Abstract

The resarch dealt with the study of the urban impact of commercial inestment, which is the most dominant type of investment in our country and the most famous of which is the shopping centers , but it has not been addresed locally effects in urban effects for its current and future, and they deal with it previously in terms of economy effects only, the research aims to know those urban effects on the city  To draw a future key map for simlar investment projects that benefit from the loopholes of previous projects. The research adopted the descriptive analytical approach and the use of photography and interviews with specialists. The study concluded that the shopping centers did not respect the site and context in terms of height, in response to pedestrian movement and the provision of green spaces and open spaces, and thus had an environmental impact.  On the city, as for the positive impact, it contributed to the provision of car parking and attracted the rest of the investments in the site and helped to develop the facades of the urban space. The research recommendation was to reduce legal and financial obstacles in order to achieve the interest of the public and private sectors and their cooperation is the most important reason for the success of the invested project and community participation when starting the establishment or investment of any project that touches their lives  and their residence
